ViewLux Door Installation: The Westgate Owner’s Guide
We install and replace ViewLux door components across Westgate, with most jobs priced between $185 and $540 for the part and labor together, depending on your model and what failed. Most ViewLux door installations wrap up in under two hours, and we keep the most common ViewLux rollers, tracks, handles, and hinge sets stocked on our trucks so you’re not waiting on a special order. What usually brings Westgate owners to us is a screen door that suddenly drags, a patio door that won’t lock, or a handle that spins without catching. The part may look small, but when it fails, the whole door feels shot. The good news: it’s rarely as bad as it looks, and it’s almost always fixable without tearing out the frame.
Which ViewLux Models This Applies To
ViewLux builds two primary door lines you’ll find in Westgate homes: their standard aluminum-frame sliding glass doors and their hinged terrace doors, both common in builds from the late 1990s through today. The sliding lines are the ones we see most often, because Florida humidity and salt air work on the rollers and bottom tracks long before the glass or frame gives out. If you can’t find a model number, check the inside edge of the door stile or the top corner of the frame. There’s usually a small foil label with a number that starts with the series code. If that label is gone, we can still identify the right part from the door’s width and the roller housing shape. One thing worth knowing about ViewLux: their roller assemblies changed around 2012, and the newer tandem rollers don’t fit the older single-roller housings. Mixing them up is the most common mistake we see with handyman repairs. We also stock quality aftermarket equivalents for older ViewLux doors where the OEM part is discontinued, but we’ll always tell you which one we’re putting in and why before we start.
Signs Your ViewLux Door Installation Is Failing
- The door takes real muscle to slide. The rollers are either flattened or caked with Westgate grit and sand, and the weight of the panel is now dragging on the track instead of rolling on the bearings. If you let it go, you’ll gouge the track, and then you’re looking at a track replacement too.
- A grinding or squealing sound when you open or close the door. This is usually a roller bearing that has seized and is now being dragged sideways. The roller itself is a small part, but the longer it drags, the more wear you put on the bottom rail of the door.
- The door won’t lock, or the handle spins freely. ViewLux sliding doors rely on a hook latch that has to travel into the keeper. If the door has sagged even a quarter inch, the hook misses the slot. Sometimes it’s a worn handle cam, but more often in Westgate it’s a height adjustment issue on the rollers.
- The door drops when you lift it by the handle. That play tells you the rollers are no longer carrying the panel. On a 200-pound sliding door, a quarter inch of play at the handle means the bottom rail is shaving itself down on the track every time the door moves.
- A soft rattle when the door is closed, even on a calm day. A properly adjusted ViewLux door sits tight in the keeper and doesn’t chatter. Rattling usually means the rollers are at different heights, and one corner of the door is floating free of the track.
Replacement Cost & What’s Included
In Westgate, most ViewLux door installations fall into these ranges, installed:
- Roller replacement (both sides): $185 to $320
- Handle set and latch replacement: $145 to $260
- Bottom track repair or clean-and-reseat: $220 to $410
- Full hardware refresh (rollers, handle, weatherstripping, adjustment): $480 to $790
What moves the price is age: pre-2012 ViewLux doors often need the older-style roller assembly, which costs a bit more and sometimes has to be ordered. The labor quote you get from Ed is the labor you pay. No change orders after the fact. Every ViewLux door installation includes new hardware, adjustment of both rollers so the door sits square in the frame, and a test swing of the door at least a dozen times before we call it done. Workmanship is covered under our Done Right Promise. If it’s not right, we make it right. That’s the deal from the minute we set foot in your Westgate home.
DIY or Call Us?
Here’s the honest split. If your door is dragging, the safest thing you can do yourself is vacuum out the bottom track and check for pebbles, sand, or a bent section of track. Westgate yards are full of fine sand, and a surprising number of “broken” doors are just sitting on a grit-packed track. You can also check whether the door’s height adjustment screws are accessible on the bottom, but if the rollers are seized or the door needs to come off the track to swap parts, we’d rather you didn’t. Sliding glass panels are heavy, and if you lose control of one, you can hurt yourself or crack the glass. If the handle is spinning, the fix is internal, and forcing it usually destroys the cam entirely. The call is free. If you’re not sure whether it’s a track cleaning or a hardware job, call (561) 468-6136 and talk to us before you pull the door off the frame.
FAQs
Rollers on a ViewLux sliding door in Westgate typically last 5 to 9 years before the heat, humidity, and blown sand start chewing through the bearings. Handles and locks, which don’t carry weight, usually last 12 to 15 years. A door used every day, multiple times a day, may need rollers closer to the 5-year mark. Call (561) 468-6136 and we’ll give you an honest read on what your door is likely to need.
No. Once a roller bearing is seized or the wheel is flattened, it can’t be lubed back to life. The fix is always replacement, and we replace them in pairs so the door sits evenly. Replacing only one side leaves the door running on a worn roller and a new roller, which starts the same wear pattern all over again in about a year. Estimates are free at (561) 468-6136.
Most ViewLux door installations take 1 to 2 hours from first cut to final adjustment, including cleanup. The exception is a full hardware refresh on an older pre-2012 unit, which can run closer to 3 hours if the track also needs work. We’ll tell you on the phone which category yours falls into.
We stock ViewLux rollers, handle sets, and latch assemblies on our trucks, along with quality aftermarket equivalents for discontinued older parts. Some pre-2012 ViewLux rollers are not kept in stock but are usually available within two business days from our local supplier. We also keep parts for PGT, CGI, CWS, and other doors we install regularly across Westgate.
